Your next move

What to buy next, how to scale, or which asset class and strategy fit you.

Complete on its own

Most clients need one session. If you need more, I'll tell you, and only then.

Clarity guarantee

If you don't leave with at least one move you can act on, tell me and I'll refund you.

This is for you if...

You're past the basics and facing real decisions. For example:

  • You have a live deal and something about the structure feels off

  • A negotiation is stalling or getting emotional

  • You're preparing to raise capital and want your pitch to hold up

  • You're deciding where to go next and want a clear-eyed plan

  • You'd rather pay for clarity now than for a mistake later

It's not a fit if...

  • You're brand new and still learning how real estate deals work

  • You're looking for motivation rather than a plan

  • You want legal, tax or securities advice (bring your attorney or CPA in for that)

  • You want someone to tell you the deal is great no matter what

WHO YOU'LL BE TALKING TO

I'm Bill Guting. I learned strategy the expensive way.

At one point I had nothing. Two business failures, two foreclosures, a bankruptcy and a divorce. The deals I'd spent years building were gone. That's when I stopped running on effort and started running on structure.Since then I've worked through 700+ transactions across single-family, multifamily, commercial and mobile home parks, raised more than $20 million for real estate projects, and structured deals other people had written off. I'm still buying today, currently adding RV parks to the mix, so the advice you get comes from someone doing deals right now, not someone who used to.My job on the call is simple: cut through the noise, show you the structure you can't see from inside the deal, and help you decide calmly.

ONE DEAL, START TO FINISH

Two days before closing, the lender pulled $340,000 out of the deal. We closed anyway, and our investors earned 19.4%.

Fordyce Manor: 47 townhome-style apartments near a growing university and an $80 million commercial development, with rents 25 to 32% below market. We picked it up from backup position at $3.75 million and raised about $1.2 million from investors to close. Then the curveballs started. First, our bank shortened the amortization from 25 to 20 years, adding over $27,000 a year in debt service. We found a better loan, and used the setback to negotiate $350,000 off the price, because the seller needed our closing to fund his next purchase. Then, two days before closing, the lender cut us from 80% to 70% loan-to-value. That was $340,000 we didn't have, with $100,000 of non-refundable deposit on the line. We lined up two private lenders for $240,000 and got the seller to carry the last $100,000.That's the kind of thinking you get in a session: calm under pressure, a plan B for every piece of the deal, and the structure to save it.

What clients say

"We've done multiple transactions now, with one deal netting over $102,000, which I didn't even realize was possible. I have total confidence in how I'm approaching this game now."

Jeff Banky

SFR & Multifamily Investor

"I now have a system in place and a specific game plan on how to raise the capital I need. My goal for the year is to raise $2M or more, which I've already done half of."

Kathleen Nguyen

Real Estate and Note Investor, Realtor

Individual results vary and depend on many factors, including market conditions, experience and effort.

Questions

Is this a sales call?

No. You're paying for advice and you'll get it. Most clients will only need one session, but if a bigger engagement would genuinely help, I'll say so at the end. And if you decide to go ahead within 30 days, your full session fee is credited toward it, so you never pay twice for the same thinking.

Which session should I pick?

One clear question: 30 minutes. Several moving parts, a capital raise from scratch or a plan for your next stage: 60 minutes.

Do I need a deal under contract?

No. Plenty of sessions are about raising capital, choosing a strategy or deciding what to do next. You just need a real decision in front of you.

What asset classes do you cover?

Residential, multifamily, commercial, RV and mobile home parks, plus creative finance and capital raising across all of them.

What should I prepare?

Whatever you have: the numbers, the terms on the table, your goals and the decision you're stuck on. The prep form walks you through it in a few minutes.

Not sure a session fits your situation?

Tell me what's going on through the short intake form and I'll point you in the right direction.

One well-structured decision outperforms a year of hustle.

Founding rates end December 31, and sessions are limited to 3 per week.
